Whether undertaking a full renovation or simply aiming to illuminate a dim interior for a modern touch, timing is crucial—especially when enlisting the expertise of a lighting design consultant. But when exactly is the optimal moment to involve such a specialist in a listed property project?
The answer lies in recognising the unique dynamics of listed property refurbishments. These projects require a delicate balance between preserving historical charm and integrating modern amenities for function and aesthetics. With stringent building consent documentation and unique structural obstacles to contend with, consulting a lighting design expert early on will ensure preservation requirements and lighting design goals are anticipated and resolved efficiently.
In the case of Somersbury Manor, the timely involvement of a lighting design consultant proved to be an indispensable factor in its successful renovation.
Situated at the foot of the stunning Surrey Hills, this Grade II listed C16th property underwent a restoration and extension featuring a full lighting scheme throughout the building.
The intricacies of this project were manifold, with the need to navigate the constraints imposed by the historical designation and its unique architectural features. But the challenges were not just limited to architectural considerations. Due to its rural location, the project demanded meticulous adherence to the UK Dark Sky Policy, with particular emphasis on accommodating the bat population in the area.
Being an older building, much of the original architecture remained intact, such as beautiful timber beams, a raised ceiling in the kitchen and incredibly unique use of timber that formed part of the walls. The primary goal for the lighting consultant was to create a “Warm, unobtrusive lighting plan that focused on achieving strong results with the least number of alterations”. This necessitated a careful approach to illumination that complemented the existing architectural features without compromising the aesthetics.
With a deadline of 12 months to complete the works, the lighting consultants were enlisted right from the beginning to allow crucial time for all necessary designs to be completed, approvals granted, and lighting installed.
Due to the building’s Grade II listing, it fell under the management of local planning authorities and the Department for Communities and Local Government. While the property is privately owned, any alterations still needed to be approved. Therefore, in order to proceed with alterations, a Listed Building Consent from the local planning authority needed to be obtained.
Due to the low ceilings and minimal natural light, there was a chance to enhance the space and showcase the building's exquisite period features. Given the constraint on downward lighting dispersion, a mix of spotlights, wall lights, and lamps were strategically employed to offer upward illumination where needed.

Somerbsury Manor sought a particular ambience, favouring warm lighting that remained subtle. A key approach taken by the lighting design consultants was to install numerous smaller lights rather than opting for large fixtures that might overwhelm each room with brightness. Throughout the property, a fusion of decorative pendant light fixtures and warm white spotlights were installed to illuminate walkways and accentuate the exposed brick and beams, seamlessly marrying functionality with the timeless charm of its architectural features.

Ensuring the light was never too overbearing in any part of the home, the lighting plan incorporated a series of expertly placed spotlights and downlights to create a relaxed and inviting atmosphere in each room.
